Sea View Stays in Pembrokeshire: Where the View Is Real

"Sea view" is the most stretched phrase in holiday lettings. We've seen it applied to a grey sliver visible from one corner of a box bedroom. This guide is about the real thing — rooms where the water is the picture — and where in Pembrokeshire to find it.

Choose your coast, choose your light

West-facing (St Brides Bay: Broad Haven, Little Haven, Newgale; the St Davids peninsula). Sunset country. The sun drops into the sea in front of you, and summer evenings go long and gold. Trade-off: full exposure to Atlantic weather — thrilling in autumn, bracing in February.

South-facing (Tenby, Saundersfoot, Manorbier, Freshwater East). Blue-water light all day, more shelter, and islands (Caldey) to anchor the view. Sunrises rather than sunsets — early risers win here.

North coast (Newport, Fishguard's Lower Town, Goodwick). Estuary and mountain-meets-sea views, moodier and wilder; Newport's Parrog gives water views with Carn Ingli behind — arguably the county's best two-directional outlook.

Where genuine view properties cluster

Tenby's Esplanade and South Cliff terraces (built precisely for the view), the hillsides above Saundersfoot harbour, Upper Solva over St Brides Bay, the Parrog at Newport, and scattered clifftop houses around Broad Haven and Little Haven. True beachfront-with-view is rarest — National Park planning has (thankfully) kept the coast unbuilt — which is why the handful of genuine examples price high and book a year out.

Reading listings sceptically

Red flags: "sea glimpses" (means a sliver), "coastal views" (may mean fields near the coast), photos of the view not taken through a window (could be from the garden gate), and view photos with no interior context. Green flags: the view shot through the actual sitting-room window, multiple rooms listed as sea-facing, and a lat/long you can check on a map — if there's a caravan park between house and sea, satellite view will tell you. The budget route to a sea view

Can't stretch to the clifftop house? Take a cheaper cottage a street back and spend the difference on: a harbour-front dinner table in Tenby, a sunset pint at the Swan in Little Haven, and a flask on Strumble Head watching for porpoises. The county's best sea views are, after all, free.
